The house moves, and the wood tells you first
A house in North DFW moves through the year with the clay soil underneath it, and wood is usually the first thing to show it. Interior doors stop latching the way they used to, hinges start to sag, and trim and baseboard open up at the miters right where two pieces used to meet clean.

A door that has been rehung properly latches the same way in July heat as it does in January cold, and trim that has been reset stays tight at the miter through a full season change. If a door starts sticking again within a few months or a repaired deck board starts to lift, that is worth a call before it turns into a bigger job.
